The sixth most populous city in Australia, the Gold Coast, has plenty to offer property investors and potential tenants. Because of its sunny climate and major tourist hotspots, it’s no wonder that more and more people are planning to migrate, transfer or temporarily reside in the land of surf, skyline and nightlife. And that’s where good property management on the Gold Coast comes in.

Whether you’re the property owner or the potential tenant, the right property management company is so important. At the heart of the relationship should come trust and credibility especially since this is you and your family’s home that’s being talked about. Property management is a great way for the owner of the house to conveniently rent the house without the hassles of having to go through the rigorous process of advertising, showing the property to many prospective tenants, screening, selection and all the paperwork. Property Management on the Gold Coast is bound by a set of rules. Be sure that the company you plan to hire has a certificate of registration/ registered with the Office of Fair Trading. The person must have passed the REIQ Registration Course. Check credentials carefully because your property manager will be taking care of YOUR money. Similarly, fees and charges that go with the service should be carefully perused for any hidden charges. All promotions required for the house to be rented such as proper advertising, word-of-mouth and proper display of the house during inspections as well as proper maintenance prior are the task of a qualified property manager. Property Management on the Gold Coast is a task for those who can deliver minimum vacancies and can maximize the returns for the property owner. The Property Manager; ü processes all rental applications, ü perform background checks on the most qualified prospective tenants, ü give orientations on what the owner’s rules and guidelines are with regards to the use of the house, ü enforce any restrictions, ü give the proper sanction when there are violations and ü collects the payment at the end of the day. So, be careful in your choice of a Property Management company on the Gold Coast. Look for someone who knows and loves the coast, has a long term commitment to property investors and tenants alike and, above all, look for someone whose sole responsibility is to manage properties.

As a renter, you do not have to pay for things like home insurance and repairs to the property that are not sustained because of your fault. But not everything is smooth sailing for a renter. Sometimes, dealing with an unreasonable landlord could be very stressful.

For renters, it is although very helpful if you have access to tips and strategies that would help you in dealing with landlords and property managers. We will delve into dealing with property managers to make a renter’s life easier.

The biggest issue that renters have to face when dealing with property managers is the deposit. Plenty of tenants who moved out complain that the property manager cheated them out of their deposit by claiming that they did not clean the place or have inflicted a lot of damage to the property.

The best way to deal with it is to take only pictures and leave only footprints. Basically, fix up the place and document it. Remember that you are going for clean not pristine and it is only obvious that the landlord or property manager should see this. With that said, you have to look at the deposit agreement. They are subjective in general and it could be exploited. By going through the terms even before you start the lease would make deposit issues upon moving out a lot less complicated.

As a renter, you have the luxury of having most of the repairs to your living space handled by the landlord. You do not have to worry about being a fixer-upper. But you also have to understand that you have responsibilities regarding repairs to the property. For instance you would be tasked to replace light bulbs, smoke detector batteries, and anything that you break of course. If something breaks because of the natural wear and tear though, you do not have to handle the replacement.

Just like landlords cannot avoid having bad tenants occupying their rental property, so can renters find themselves trapped in a lease with a landlord or property manager from hell. In that situation, probably the best thing one can do is to be respectful and decent. Disarm them with kindness so to speak but make sure that you let them know that you are aware of your rights and you will not tolerate them overstepping their bounds.

At this stage Canada is considered the heart of real estate and it has become one of the most important lands of the world In the past few years, if we check and have a look at the statistics we see a lot of changes that have been going around the world.
These changes also include Canada. It is one of the countries of the world which has been becoming economically stable and is seen growing and expending to farther ends in every type of way possible. This has made Canada a better place to live in and has attracted a lot of new customers and big multinational companies to come and start their main setups and head offices here in Canada When we talk about Canada, we must talk about the city of Canada called Vancouver which also considered the country’s real estate heart. This is a place where a number of nations live and dwell and this is a very live city with a huge number of demands with the housing as more and more people are seen migrating from other areas towards the city of Vancouver. The demand of corporate housing sector is very high. This suggests that the real estate market here is very hot and booming.

It can be easily suggested that if anyone wants to invest in property, at this state of time Vancouver may seem the best option to anyone. On the other hand Vancouver is a city where people come from a lot of areas for stays as there is so much going on in this city. It is a hub for technology and software. It is a place for the production and multimedia software houses, movie making and much more. It is also a complete showbiz arena. This helps in increasing the value of this place and investing in Canadian real estate is a very good idea. You can even invest buy property. This will help in the form that the value of the land appreciates ill help in the form that the value of the land appreciates over time and in counties like Canada the value appreciates to a hell lot of extent in just months or a week which is a very positive factor. Other than that you can even build housing societies, buildings or other corporate housings which if when rented out can give lots of profit and you will say that investing in Canadian real estate is worth it.

Canada has one of the highest ratios where most of the families there own their own house. When it comes to investment in the real estate market Canada has always been fist choice for most of them. Toronto located in Canada is the largest city of north America ranked on the fifth position and has a population of 2.6 million roughly. Most of the top rated companies of the world are also present on Toronto. It can be defined as a city which is full of opportunities and you would never regret a real estate move in here.

People from all walks of life are present in this city. It is one of those few places which is blessed with multiculturalism and you can actually realize that more than 100 languages are spoken in this one place, no matter you belong to whichever place you would always find yourself comfortable in this place. It is easy to have real estate dealings at such place. The real estate in Toronto is the best that anyone could ever think of. Rightly said the “city of neighborhoods” each place there has its own uniqueness. The homes in Markham and the homes in Ajax have been upcoming attractions for the real estate buyers. Also the Pickering homes and the Richmond homes are not less. For a person dealing with the real estate properties the location and the exposure of that location matters a lot and all these places hold it all.

More and more number of wealthy expatriates are drawn towards Canada and they are looking for major investments in Toronto. The real estate market of Toronto is blooming and these are due to more and more amount of wealthy people investing their real estate funds in Toronto. For people facing problems with the increasing mortgages rates in Toronto the financial firms have started giving various schemes for the flexible loan rates and these schemes would help the investors to cope up with the soaring rates which at time become the reason for unmanageable payments for the mortgage.

This is expected to grow more and more stronger after 2010 as the Canadian dollar has not been hitting parity and thus the land tax transfer policies does not seem to lose its pace and would not slow down the Toronto real estate markets. This would definitely bare many unknown disasters concerning the real estate market and would be a good investment for the real estate dollars. Rest all is about the foreign investment in Toronto. Big typhoons have been investing in this place. Invest in Toronto. That’s a wise decision.

As in many countries the world over, the first step in the real estate purchase process is the execution of a preliminary contract for sale. In Portugal, this initial contract is called the contrato de promessa de compra e venda. This particular agreement is a legally binding contract that sets forth the conditions of the sale. The contrato de promessa de compra e venda is drawn up by a notary. At the time that this contract is executed and signed, the purchaser of the real estate is called upon to place a deposit for the real property that is subject to the transaction. In Portugal, the deposit that normally is paid by a buyer of real estate is between ten and twelve percent. If a seller elects not to follow through with the sale, he or she will forfeit the deposit that has been paid. Of course, there are instances when a buyer is justified in not closing on a contract for the sale of real estate.

An interesting feature of the preliminary contract in Portugal is the fact that if the buyer decides to walk away from the contract, the buyer is obliged to pay to the seller a penalty in the amount of twice the deposit placed by the buyer in the first instance. Thus, in Portugal, the purchaser of real estate is provided with a level of protection that is found in very few other countries around the world. Indeed, this level of protection really is almost unheard of anywhere else in the world. Another requirement that is unique to Portugal when it comes to the purchase of real estate is one in which the buyer of real estate is obliged to obtain a “Fiscal Number” from the local Tax Office. This requirement applies to foreign nationals who are interested in buying real estate in Portugal as well as to citizens of that country. The process of applying for and obtaining a Fiscal Number is very simple and does not require a great deal of time.

The real estate sales process in Portugal moves at a pretty fast clip. Generally speaking, the signing of the final contract and deed — which is known as the escitura de compra e venda — will occur within three to four weeks of the execution of the initial contract for sale. Once this agreement and related documentation is executed, the ownership of the real estate will transfer by operation of the law from the seller to the buyer. Although the buyer will become the legal owner of the real estate at that juncture, there still is a bit more work to do to completely conclude the real estate purchase process. The final step that a person needs to take when purchasing real estate in Portugal is the payment of the Imposto Municipal Sobre, a tax imposed on real estate transactions in that country.

What is property management? It’s the managing, or handling, of real estate property by someone other than the owner. Most often, it is handled by a management firm, that might handle more than one client’s real estate properties. Other styles include hiring someone to live on site and take care of tenants’ requests, as a building superintendent or other building manager – but this style of management has fallen out of favor in recent years. It goes without saying that quality is a big issue with this service. A good management firm will act as a go-between for the real estate owner and the tenants, handling any questions and complaints that the tenants might have so that the owner is not forced to deal directly with them. This kind of service can include doing many different things, from collecting rent to hiring groundskeepers and repair people. They can keep an eye on repairs that need to be done, and suggest improvements on the property to the real estate owner.

In most states, those offering this service must be certified and licensed, most commonly as real estate brokers. This is especially true if the property managers (or someone in the the management team) is helping to negotiate leases, or collect rent on behalf of the property’s owner. In other states (such as Connecticut), there may be no licenses required for these tasks. Most property managers are still required to register with the state they work in. Property managers can also be essential in keeping an eye on your property – making sure that no one is vandalizing your real estate, and taking care of problem tenants as well. The actions that manger may have to take can include eviction, as well as involving the authorities, tasks that a real estate investor may not want to have to do. They can also be used as arbitrators between tenants, when disputes arise that are not severe enough to involve the police or other authorities. When done well, property management is the answer to a lot of issues that real estate investors might face. The management team can do the hands on work while the investors reap the profits.

Before the communist regime, Romania’s economy and real estate market was similar to other European countries’. Bucharest was even called “the little Paris” because of the architectural similitude. During the next decades most privately owned houses in cities were demolished and the population was forced to live in block apartments. These apartments were small, bad finished and were offering poor living conditions. In late 90′s the state owned all the apartments. A political decision allowed tenants to buy the apartments for small prices. Nowadays 90% of the residential properties in Romania are owned by their inhabitants. After 1990 many Romanians tried to regain the properties confiscated from them or their relatives. The restitution was not well regarded by political regimes in late 90′s so the process was long and many owners had to fight in court for their rights.

The good news is that today housing situation in Romania is not good. Romanian society has seen some radical structural transformations, with many political, psychological and economical changes. There is a great need for new houses and economical growth in late years has provided the means to satisfy such needs. So everything is set to profit from Romanian real estate market. Most part of the urban population is living in old communist apartments especially because there is no real alternative.

Looking on Bucharest streets 5-6 years ago you would saw many old, improper cars. Today streets are full with new, modern cars, auto industry and auto trading being one of the most profitable economical sectors in the country. The same will happen with the real estate. Of course, there are differences between real estate market and the auto market, but the psychological and economical factors that will bring the change are the very same: people don’t like their old communist houses and they have increasing access to economical resources. With many foreign investments and increasing productivity, income in Romania is on a very positive trend. EU integration has brought the opportunity for millions of people to work abroad. These people are sending 6 billion euro annually and most of the money are invested in real estate properties.
